21.79° N, 72.27° W — SOUTH SHORE, PROVIDENCIALES

Where the island runs out and the ocean begins.

A five-bedroom villa built on its own peninsula, facing open water in three directions. No neighbors across the sand — just the Caicos Banks, a private beach, and a house designed to disappear into both.

Seven shades of blue, and a house built to frame every one of them.

Step through the nine-foot pivot door and the house all but disappears. Wall-length sliding glass gives way to a 2,000-square-foot terrace, and beyond it, the water does the talking — pale shallows over the sandbar, then lagoon, turquoise, cerulean, azure, cobalt, and finally the deep ink blue where the bank drops away.

Tip of the Tail was designed around that view, not in spite of it. A glass-walled pool sits at the edge of the terrace like an extension of the sea itself. Every one of the five ensuite bedrooms opens onto the same horizon. The result is a villa that reads more like a yacht's aft deck than a traditional Turks & Caicos great house — contemporary where the island's colonial-style rentals are ornamental, and open where they're closed off.

PRIVATE PENINSULA, ALL YOURS

01 — INDOOR / OUTDOOR

A terrace that outsizes most people's houses.

Massive retractable glass walls fold the living and dining rooms straight into the outdoors. Sink into the ten-person cabana bed, gather at the fire pit once the sun drops, or hold court by the glass-edge pool — one continuous space, built for a party of two or twenty.

Turtle Tail Drive is one of Provo's most exclusive addresses, and Tip sits at the very end of it — sharing the peninsula with only a handful of estates, minutes from the island's restaurants and nightlife but a world away from them.

02 — THE PRIVATE BEACH

A beach that was built, not just found.

Hand-shaped and set with palm trees, palapas, and a volleyball net, Tip's private beach sits beside a shallow, current-free lagoon — the kind of water young children can snorkel in without a second thought. Launch a kayak or paddleboard into the mangroves, or take the jet ski straight from the backyard into open ocean.

Ocean-access dock. Marina access. Fishing grounds minutes away. For a villa on the water, Tip treats the water as the main event, not the backdrop.

THE ISLAND

The quiet side of a small, well-kept secret.

Most of Providenciales' villas sit along the busier north shore. Tip of the Tail takes the road less traveled — the idyllic south side of the island, where privacy, wildlife, and a slower pace come standard, and Provo's restaurants and nightlife are still just minutes away.

Turks & Caicos itself needs little introduction: warm water, a welcoming culture, and reliably good weather, just south of the Bahamas. Tip of the Tail simply gives you a quieter, more private way to experience all of it — from a house that looks nothing like the rest of the island's rental stock.
